Seismic Rehabilitation and Building Renovations

McKenzie Commercial assembled the Oakridge School District construction team through a low bid competitive pricing approach to select subcontractors in compliance with Oregon public contracting requirements. Utilizing a fast-track approach, the project team substantially completed 65% of the Oakridge Elementary and Junior/Senior High School project during the summer break in the academic calendar.

Before construction got underway, McKenzie Commercial achieved $300,000 in value-engineering savings from apparent low bid subcontractors. Over $1.5 million in work was added to the contract GMP due to savings realized during construction.

McKenzie Commercial managed the project schedule by completing the work simultaneously at both schools. This 85,000-square-foot multi-building project included restroom and cafeteria improvements, complete replacement of the mechanical systems, and ADA accessibility improvements. Seismic strengthening improvements were made to the newly remodeled multi-purpose room, connecting corridor walls, auditorium and gym walls, and all roof diaphragms. To reduce the project duration and general conditions costs, the design work was completed in two phases, allowing the bidding, permitting and construction to take place simultaneously.
